This house is located in a great neighborhood and belongs to an excellent school district in San Mateo. Even though it's needs some cosmetic work pretty bad, it's still a livable home. The home is priced well, and it has a great potential for future expansion, and that is part of important criteria my clients are looking for.
I showed this house to my clients, and bingo, it matched pretty much everything they are looking for. So what's the problem then? The problem is not the poor condition, nor the old windows, the desperate kitchen in need of an overhaul, the garage with super low ceiling, the torn-up driveway, or the somewhat strange floor layout (1600 sq ft with only 2 bedrooms)... It is the huge ELM TREE that's right in front of the house.
This old heritage tree has probably been there for more than 50 years. Just by looking at it, it's at least 3 stories tall if not taller. It is so close to the house that most of the tree is literally hugging the entire front of the house, therefore blocking the sunlight and making the house somewhat dark. The big roots have also torn up the drive way, and if they don't do anything to control the growth of the roots, it might crawl underneath the house and do damages to the foundation.
I recommended my clients to investigate the possibility of removing the tree. After a few phone calls with the city and consulting with an arborist on site, the conclusion was that there are not enough reasons to have it removed. Rather, they will have to do a lot of work to prune, maintain the growth, and create an environment where the tree can continue to mature in a healthy and balanced way.
Trees are tricky, if not property managed, they might not only damage your own property, the roots might grow so aggressively and damage your neighbors properties as well. Mature landscaping adds value to the property, but in this case, it might just be too much tree for my clients to handle. There's so much more to being a realtor than just showing properties and dealing with paperwork. I take pride in taking everything into consideration for my clients, come up with different methods analyzing situations and provide answers.
