Depends who you talk to. The pessimistics are trying to make it sound like the Bay Area real estate market is slowing... and dropping, But this article from the San Francisco Chronicle just reported that the median home pricing have actually gone by 6% this year.
As I have talked about many, many times, if you pair a homes in good popular cities, good neighborhood with good schools with a good realtor who does things the right way. Multiple offers are simply the norm. And of course, homes selling for above the asking price is also just the way things are these days.
I recently sold two San Mateo County homes with multiple offers and over the asking price. One broke the sales record in the neighborhood, and the other one also went above the asking price for just a bit under $100,000. Trust me, it's not like a realtor just has to list the property then it's sold, I have been working with these home owners for weeks ahead of time to make their homes the most appealing to the general public, getting all the inspections ready,working with the homeowners to complete the disclosure package, gauge the market, network with other realtors and brokers, and come up with a bullet proof marketing strategy. Then of course, once my marketing plan kicks in and we flood the open houses with literally hundreds of people, we can expect a good outcome and set an offer review day.
