Tips on Choosing the Right Realtor

All realtors say they are the #1 this, and #1 that... Integrity, honesty, and they can sell sell sell your property with no stress, no pressure. All of them say the same thing... but who can you really trust?

I have a great video on my web site that will give you some tips on choosing the right realtor to help you sell your property. The San Mateo County real estate market is a fast one, you need the right realtor on your side.

Here are some of my tips for choosing the right realtor to sell your home in the San Mateo real estate market:

1. Everyone says he/she has a solid track record... well, ask to see the records. How many properties have they sold? What's the average days on market of the realtor comparing to the average days on market in the entire area? What's the realtor's average ration between the asking price and the sold price?

2. Ask for recent references. Nothing is more real than chatting with someone about the experience working with a realtor. If a realtor has truly served the clients well, I bet you these clients can't help themselves but to tell you all the great things about the realtor. Ask them if the realtor was readily accessible to them, and if the attitude changes before and after signing the listing agreement. Ask them to walk you through the entire process, and most importantly, find out if they would refer this realtor to their own families and friends.

3. Chemistry is also important between you and your realtor. You need to look at your realtor as a partner, someone you must feel comfortable to talk to and express your feelings and concerns with. You don't want to feel forced or pressured to do anything, and yet you want someone who is objective enough in the same time to take you through the entire transaction.

4. If you are considering a few realtors, and these realtors have active listings on the market, you should definitely pop in on their weekend open houses. See if the realtors work hard at marketing the property, or they are just there because they have to be there. Also take a look at their marketing material; as we all know, good properties sell fast in San Mateo County, so do these realtors still go all out when it comes to producing quality material to promote the property? Are they just trying to get away with doing as little as possible to get the house sold?
